Acquisition & Sale Due Diligence
Doug has advised companies, banks, developers and managers on the sale, purchase, or valuation of dozens of hospitality assets, including many of those shown on the experience page.  In his positions at Hilton and Sorouh, he also performed due diligence on the potential acquisition of entire companies, including Hilton's acquisition of Hilton International, and the subsequent sale of Hilton Worldwide to The Blackstone Group.  He has advised on JV partnerships, mergers, buyouts, and deal structuring.

Financial Modeling
Doug is an expert in financial modeling in Excel, as well as in the software language behind Excel - Visual Basic for Applications (VBA).  He learned the ropes as a teacher's assistant for several IT classes at Cornell, and then went on to build and enhance excel-based models for HVS International, Hilton, and Sorouh.  At Hilton, he was responsible for a total overhaul of all the financial models used in the Feasibility & Investment Analysis group, including database integration, and automation of data retrieval, which cut the project modeling time considerably and increased the integrity of deliverables. 

Return on Investment Analysis (Renovations & CapEx)
At Hilton Doug was responsible for analyzing dozens of capital expense projects annually and advising on the size, scope and timing of the investment.  Some examples include: the addition and/or renovation of water parks; property re-branding and positioning; restaurant re-concepting; and property renovations (some in excess of $30m).  Doug analyzed several portfolios of properties while at Hilton including Blackstone's LXR Brand hotels.

At Sorouh, Doug was responsible for the development and operation of the Tilal Liwa Hotel.  In this capacity, he was responsible for the overall execution and profitability of the project.  Every proposal which required an expenditure on the company's part had to be recommended and endorsed by Doug to the executive committee.  The property is now operating well in excess of its original budget, and was profitable in its first year of operation.

Asset Management
At Sorouh, Doug was responsible for the design, execution, and management of every hotel in the portfolio.  In this capacity he advised the company on changes in the programming (design) of hospitality assets, as well as the optimum market positioning, architectural style, management, staffing, and capital budgeting.  Most of these projects were mixed-use projects, which meant that each change in the hospitality program impacted another asset class, which he also took responsibility for analyzing.

At various times Doug has been responsible for analyzing adaptive reuse projects, condo-hotels, timeshare, fractional units, cruise ships, golf courses, marinas, event arenas, residential, office, commercial space, and even at one point a natural gas pipeline distribution network, although his favorite asset is still hotels!
